Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 (GSIUR) places duties on a Landlord to ensure that annual safety checks are performed on their properties. These checks will ensure that gas appliances and flues are maintained in a safe condition. The regulations also state that a record of these checks are kept and a copy issued to tenants, or displayed in the property as appropriate. Appliances owned by the tenant are not covered by this regulation and are the responsibility of the tenant. If however an appliace is left in a property by an old tenant this would then become the responsibility of the landlord if left in the property for a new tenant.
The safety inspection must include the following 9 points to satisfy the requirements of the GSIUR.
